16 N. IH 35 - One Austin
Though the name has changed several times since 2013, recently it has been referred to as ‘One Austin”. Much of the delay has been caused by the odd shaped site. With only a .36-acre lot near parkland that cannot be built on and because the land falls within a 100-year floodplain, progress has been very slow.
Permits for a single curb cut for a garage entrance and TxDOT regulations because of its location along the I-35 frontage road also caused delays.

The apartment complex will be 30-stories high, have 226 apartments, 7 levels of parking with a unique external staircase for garage egress, a rooftop penthouse space, and an amenity deck placed atop the parking podium. It is directly south of the Town Lake Holiday Inn, near the spot where East Avenue dips underneath the I-35 bridge.
